IRB provides a full range of owner/landlord services specifically designed to protect and enhance the value of commercial investment properties.  There are many factors that influence the value and financial performance of a commercial property.  A safe, well-managed, well-maintained building is appealing to prospective and current tenants, as well as to their clients or customers. 

IRB is experienced with new construction as well as mature and historic properties and we understand the unique needs of each and take the worry of maintenance and landlord/tenant relations off the owners' plate.   Whether you have special projects on the horizon or require daily supervision of operations, accounting services, cash flow analysis or personnel, IRB has the staff and expertise to handle as few or as many functions you require.

Property Maintenance and Services

We conduct routine property and building inspections which allow us to identify and deal with potential problems before they become overwhelming, costly, dangerous, or even litigious.  Our tenants have ready access to responsive 24/7 urgent, ongoing, restorative, and preventative maintenance support.

When a property does require maintenance, we arrange for it to be undertaken in a professional manner. Repairs are closely monitored for quality and the work is carried out so as to cause as little inconvenience to tenants as possible.

Reporting and Financial Management

IRB provides a full set of accounts summarizing all financial transactions on a property, including invoice and collection of rents and miscellaneous charges.  We handle the collection of all rental checks and deposit them to the property owner’s account. We also  pay vendor invoices with two check runs a month and prepare monthly financial statements; these include a balance sheet, income statement, general ledger, accounts receivable, accounts payable, and cash projection. IRB’s finance director works with the property manager to prepare the yearly budget and update the capital plan.

Tenant and Community Liaison

Clear communication with tenants and the local community is crucial.  Clients rely on us to handle both mundane and delicate issues with accuracy, professionalism, and respect. We introduce ourselves to all new tenants with a package describing who we are and how to reach our maintenance team.

Special Project Management and Capital Improvements

Routine upgrades, property enhancements, and capital improvements can be as much of a headache as an unexpected disaster.  From lobby redecoration to major renovation, our diversely skilled staff is not only able to offer valuable guidance, but also qualified to procure any outside services needed. IRB only works with the best vendors and tradesmen in the business; we know who to call for competitive bids and expert advice.  Once we are confident a contractor is able to offer skilled, expedient work, a bid has been analyzed and accepted, and any local ordinances, permits, or codes complied with, we can supervise the project from start to finish.
